But all too often, buyers can forget to ask key questions that can help them make smarter decisions around the buying process.

Consequently, not asking the right questions can leave you with a home you're unhappy with, or worse, have trouble selling in the future. And with the median US listing price sitting at $300,000, choosing the wrong house is not a mistake many can afford to make.

We asked real estate agents to share the most important questions home buyers should ask before they close the deal.

Homes sit on the market for a number of reasons, and for savvy buyers, that can represent an opportunity. Ask your agent to do a little digging when it comes to the listing details.

"Some sellers take their listings down for a while, then re-list after several months in order to disguise the true first date of offers," Dolly Hertz, a broker with Engel & Volkers in New York City, told Business Insider.

That information can impact your offer.

"A seller who has been on the market for 12 or even 24 months is growing increasingly desperate to move on and will be much more negotiable on price," she said.


2- What have nearby homes sold for in the past six months?

Sale prices for homes in your immediate area can be an indicator of a hot or cold market, which can help you plan your bidding.

Hertz said, "In a cold market, there could easily have been several price reductions as well as a substantial discrepancy between the ask and sale price. In a hot market, there may have been multiple offers, driving the final sale price over ask."

Have your agent look beyond asking prices and see the final closing prices of comparable homes in your area to gauge the market.


3- Are there any noise concerns?

When you look at a home that abuts a highway or is in the flight path of an airport, you know what you're getting into from the start.

But there are all sorts of hidden noises you might not see or hear the first time you tour an apartment on a quiet weekday afternoon.

Hertz tells buyers not to be shy about making multiple visits.

"It's okay to be a pest — keep asking for another visit at different times of the day and different days of the week so you can be fully cognizant of what living there will sound like," she said.

If you think the only costs you have to worry about are your utilities and mortgage payment, think again.

Depending on the age of your home, you should also consider maintenance costs. Matt Miner, a Seattle-based broker with Get Happy at Home. Said that "buyers should talk with their agents about what it costs to properly maintain a home so they can budget accordingly for different types of homes."

That's especially true if you're considering an older home where heating and cooling costs can be much higher than a new build.

Certainly, Real estate agents see hundreds, if not thousands, of homes throughout their careers, so they are experts at spotting potential trouble spots.

Miner encourages buyers to tap into that expertise as they move through the process.

"We can tell if a water heater is old and will need to be replaced, or if the roof is towards the end of life so that they know what they're getting into before wasting money on an inspection," he told Business Insider.

Jodi Moody, an agent with Smoky Mountain Realty outside Knoxville, Tennessee, stresses that it's important to ask about the ownership history of any home you're considering.

"Generally, the fewer times a home has changed hands, the better the maintenance and upkeep," she said. "A smaller number of owners also decreases the chance the home was used as a rental — and everyone knows owners keep up with maintenance better than renters."

Those details can make a difference when budgeting for maintenance costs.

While answers often revolve around a job relocation or more space for the new baby. Sometimes you might get a red flag that can change your mind about a home.

"It's a tough thing to find out from the 'helpful' neighbor that someone died in the master bedroom, or some other potentially disturbing event, after you have put a down payment and signed a contract," Moody said.

Trust me I know from experience! It takes a lot to become a real estate agent. Before you consider getting started in real estate there are a few things to figure out.

How much time do you have to devote to real estate?
While the hours are flexible, you need to be available for clients when they have the time to see houses. If you work another job, can you take phone calls while at the other job? If clients don’t think that you have enough time for them they will find an agent that does.

One way around this is to start with an agent that runs a team. These teams will have the main agent and under them, there will be other agents that will have a set task. Some will be listing agents, others will work with buyers or some will handle the back end paperwork, etc. This works well since there are others that will be able to help you with questions as well as any schedule issues that may arise.

Next is to consider the details of the job.
There is a lot to learn and you need to continue learning all the time. Things are always changing since there are state and federal laws affecting your work. You must keep up on these things. Also as markets change you need to learn how to handle them so you can continue to make money. If you feel that you don’t want to learn new things then this may not be right for you.

Paperwork is a must with real estate.
Everything must be documented with a record kept. Details are very important and if not done right could even end in a lawsuit. I’m not trying to scare you, but lawsuits are not rare in real estate. If you are not one who wants to read every detail and be sure that things are done correctly this may not be right for you.

Are you a people person?
It’s not that you need to be, but if you aren’t then helping a family buy a home may not interest you. There is another option, which is commercial real estate. While you still need to learn and be detail-oriented for the paperwork this is a little different.

Commercial real estate will be business based. This will be based on making money. Transactions will involve properties like apartment buildings, commercial rental space like for a clothing store or even a restaurant building. If you are more of a number’s person than a people person than this may be the route for you.

There are costs involved.
There are the costs of your pre-licensing classes, the license, and your set-up fees with the company. Then there are the fees that go to the company either on-going or per transaction. These will vary wildly depending on the company that you choose.

Plus you will need to join the board which makes you a member of the National Association of Realtors or NAR. There are on-going fees for that. Plus you join the board to be able to have access to the Multiple Listing Service or MLS. That is another on-going fee. There are on-going continuing education classes required by the state and possibly your broker. You will likely want to do other classes to increase your knowledge too. In addition to the classes, there are accreditations that you can get through NAR. These help you show off to clients.

If you are not making money this could really push you into debt. Knowing upfront what the costs are will help you make the right decision.

Who this is not for?
This is not for someone who is an introvert. If you absolutely don’t want to or can’t deal with people this is not the career for you. I am sure that there are some introverts out there that do this business, but they are the minority. And I would guess that they don’t make as much money as a non-introvert.

Whatever you decide you need to take into account that this can be a very demanding job.
It’s not as simple as taking someone to a house that they like and then getting a check. Also, a very important thing to know is that you can do everything right and then not get paid. Yes, you read that right; you can do everything like you were supposed to and then not make a single dollar.

The situation will vary. It could be that the buyer’s financing falls through just before closing. Another possibility is with bank-owned properties that the bank can decide at the last minute that they want to back out. Their addendum allows for such things. So if you really need to make money this is not like a job with a steady paycheck. This is a business, which you will run like a business and there are no guarantees.

Remember that this is not a business that you can take lightly. There is money to be made in real estate, but it isn’t easy and the money doesn’t usually come fast. There are many different niches within the business that you can find something that is a fit for your personality.

If you are willing to put in the time and learn the right way how to run this as a business you can succeed. Be careful to not be taken in by the potential money that you can make if it really isn’t something that fits you. If you hate people, paperwork, and learning then this is not for you and no amount of money will make it work.

After suffering during the 2008-2009 global financial crisis, the Kingdom’s real estate sector has since shown strong growth.

Cambodian Valuers and Estate Agents Association (CVEA) president Chrek Soknim, who took office on January 1 this year, was interviewed on Sunday by The Post’s Hin Pisei about the state of the Kingdom’s real estate sector, his expectations for this year, as well as his plans for CVEA.

How has the real estate sector in Cambodia developed in recent years?

Political stability, economic growth and rising foreign direct investment, as well as support from the banking sector, have boosted the real estate sector in Cambodia every year over the last three to four years, and real estate prices have increased about 15 per cent annually on average.

Prices last year increased between 10 and 15 per cent compared to 2017. Land prices climbed around 20 per cent, while the price of houses and commercial buildings grew by around 10 per cent.

Currently, which locations are seeing the highest prices in Cambodia?

Phnom Penh’s Boeung Keng Kang I still has the highest prices, with land prices starting at more than $4,500 per sqm. Apart from the

capital, the next locations with the highest prices are Preah Sihanouk, Siem Reap and Kampot provinces.

Which locations have experienced the fastest price spikes and why?

Preah Sihanouk province’s property prices have experienced the fastest growth in Cambodia over the last couple of years. In some places, prices more than doubled in a year.

The increase in land prices at the time was caused by such things as the expansion of the deep sea port, the increase in investment in Sihanoukville Special Economic Zone and an influx of Chinese tourists and investors that heightened the demand for land to construct hotels, casinos, restaurants, residences and entertainment districts.

Currently, the locations seeing the fastest rise in real estate prices after Preah Sihanouk province are Kampot province and Banteay Meanchey province’s Poipet town.

What do you think about the real estate market this year?

The real estate market this year will continue to be strong, especially on the outskirts of the capital and other coastal and border provinces. Real estate prices will increase 15 per cent on average.

As for Preah Sihanouk province, because last year saw a high rate, which was above the forecast, I think that the growth rate this year will steady. The trend of price increases will turn to the neighbouring provinces.

What do you think about the property market in Cambodia over the next five years?

I think that from now until 2023, Cambodia’s real estate sector will remain healthy. Looking at Cambodia’s political situation and economic growth, they are still going on strong.

According to research, the real estate cycle normally progresses for a 30-year period before it faces a crisis and it has only been 11 years since the 2008 crisis, so the sector will not see any problems yet. I am still optimistic about the market beyond 2023.

How has the use of services from licensed real estate companies and professionals for buying and selling properties progressed?

I notice that the use of services from licensed real estate companies or professionals in Cambodia is still limited because most of them are active in urban areas where there is a lot of buying and selling. We want everyone to understand the benefits of buying and selling property through a licensed professional or company. Transactions and property rentals that do not go through a specialised company tend to see a lot of problems.

As CVEA president, what kind of strategies do you have to help keep the real estate market strong in Cambodia?

CVEA currently has 90 member companies. I have a lot of plans to jointly promote the real estate sector image in Cambodia with the government, including giving advice and solving members’ issues, communicating with experts in the association and conducting more training in the real estate sector.

លោកច្រឹក សុខនីម ជាស្ថាបនិកក្រុមហ៊ុន Century 21 Mekong ធ្លាប់បានលើកឡើងថា សម្រាប់ភាពជោគជ័យលើការរកស៊ីវិស័យអចលនទ្រព្យ ដូចជាការធ្វើដំណើររាប់ពាន់ជំហ៊ាន ត្រូវតែចាប់ផ្តើមជំហ៊ានទី១ ទី២ទៅ យ៉ាងណាមិញអាជីវកម្មជោគជ័យធំបាន លុះត្រាតែជោគជ័យចំណុចតូចៗទៅ ទើបសម្រេចការងារធំបាន។ ជាក់ស្តែងបើយើងរកស៊ីវិស័យអចលនទ្រព្យយើងចាប់ផ្តើមModel តូចសិនអាចនៅបុរីណាមួយ ដើម្បីធ្វើតេស្ត ឬអនុវត្តការងារជាក់ស្តែង ហើយការចំណាយមិនច្រើន បើខាតក្នុងកម្រិតមួយតិចតួច។
