7 questions to ask your real estate agent. Before it's too late!!

Buying a home is one of the most expensive decisions you'll ever make.

But all too often, buyers can forget to ask key questions that can help them make smarter decisions around the buying process.

Consequently, not asking the right questions can leave you with a home you're unhappy with, or worse, have trouble selling in the future. And with the median US listing price sitting at $300,000, choosing the wrong house is not a mistake many can afford to make.

We asked real estate agents to share the most important questions home buyers should ask before they close the deal.

Here are the questions to ask real estate agent.

1- How long has this home been on the market?

Questions to ask real estate agent
Homes sit on the market for a number of reasons, and for savvy buyers, that can represent an opportunity. Ask your agent to do a little digging when it comes to the listing details.

"Some sellers take their listings down for a while, then re-list after several months in order to disguise the true first date of offers," Dolly Hertz, a broker with Engel & Volkers in New York City, told Business Insider.

That information can impact your offer.

"A seller who has been on the market for 12 or even 24 months is growing increasingly desperate to move on and will be much more negotiable on price," she said.

2- What have nearby homes sold for in the past six months?
Questions to ask real estate agent

Sale prices for homes in your immediate area can be an indicator of a hot or cold market, which can help you plan your bidding.

Hertz said, "In a cold market, there could easily have been several price reductions as well as a substantial discrepancy between the ask and sale price. In a hot market, there may have been multiple offers, driving the final sale price over ask."

Have your agent look beyond asking prices and see the final closing prices of comparable homes in your area to gauge the market.

3- Are there any noise concerns?
Questions to ask real estate agent

When you look at a home that abuts a highway or is in the flight path of an airport, you know what you're getting into from the start.

But there are all sorts of hidden noises you might not see or hear the first time you tour an apartment on a quiet weekday afternoon.

Hertz tells buyers not to be shy about making multiple visits.

"It's okay to be a pest — keep asking for another visit at different times of the day and different days of the week so you can be fully cognizant of what living there will sound like," she said.

4- What does maintenance look like on a home like this?
Questions to ask real estate agent

If you think the only costs you have to worry about are your utilities and mortgage payment, think again.

Depending on the age of your home, you should also consider maintenance costs. Matt Miner, a Seattle-based broker with Get Happy at Home. Said that "buyers should talk with their agents about what it costs to properly maintain a home so they can budget accordingly for different types of homes."

That's especially true if you're considering an older home where heating and cooling costs can be much higher than a new build.

5- How 'healthy' is this home?
Questions to ask real estate agent

Certainly, Real estate agents see hundreds, if not thousands, of homes throughout their careers, so they are experts at spotting potential trouble spots.

Miner encourages buyers to tap into that expertise as they move through the process.

"We can tell if a water heater is old and will need to be replaced, or if the roof is towards the end of life so that they know what they're getting into before wasting money on an inspection," he told Business Insider.

6- How many owners has the home had?
How many owners has the home had

Jodi Moody, an agent with Smoky Mountain Realty outside Knoxville, Tennessee, stresses that it's important to ask about the ownership history of any home you're considering.

"Generally, the fewer times a home has changed hands, the better the maintenance and upkeep," she said. "A smaller number of owners also decreases the chance the home was used as a rental — and everyone knows owners keep up with maintenance better than renters."

Those details can make a difference when budgeting for maintenance costs.

7- Why are the owners selling?
Why are the owners selling

Being a little nosy to figure out why the sellers are moving can go a long way.

While answers often revolve around a job relocation or more space for the new baby. Sometimes you might get a red flag that can change your mind about a home.

"It's a tough thing to find out from the 'helpful' neighbor that someone died in the master bedroom, or some other potentially disturbing event, after you have put a down payment and signed a contract," Moody said.

Should You Become A Real Estate Agent Plus Who Shouldn't? Read this

If you have ever searched for jobs that make more money or side businesses with easy money, real estate agent comes up. Yes, it can be a way to make more money, but it is not really a business that you can run on the side if you are working another job.
We are currently looking for more Real Estate Agent, click here!

Should You Become A Real Estate Agent On The Side?

Trust me I know from experience! It takes a lot to become a real estate agent. Before you consider getting started in real estate there are a few things to figure out.

How much time do you have to devote to real estate?
While the hours are flexible, you need to be available for clients when they have the time to see houses. If you work another job, can you take phone calls while at the other job? If clients don’t think that you have enough time for them they will find an agent that does.

One way around this is to start with an agent that runs a team. These teams will have the main agent and under them, there will be other agents that will have a set task. Some will be listing agents, others will work with buyers or some will handle the back end paperwork, etc. This works well since there are others that will be able to help you with questions as well as any schedule issues that may arise.

Next is to consider the details of the job.
There is a lot to learn and you need to continue learning all the time. Things are always changing since there are state and federal laws affecting your work. You must keep up on these things. Also as markets change you need to learn how to handle them so you can continue to make money. If you feel that you don’t want to learn new things then this may not be right for you.

Paperwork is a must with real estate.
Everything must be documented with a record kept. Details are very important and if not done right could even end in a lawsuit. I’m not trying to scare you, but lawsuits are not rare in real estate. If you are not one who wants to read every detail and be sure that things are done correctly this may not be right for you.

Are you a people person?
It’s not that you need to be, but if you aren’t then helping a family buy a home may not interest you. There is another option, which is commercial real estate. While you still need to learn and be detail-oriented for the paperwork this is a little different.

Commercial real estate will be business based. This will be based on making money. Transactions will involve properties like apartment buildings, commercial rental space like for a clothing store or even a restaurant building. If you are more of a number’s person than a people person than this may be the route for you.

There are costs involved.
There are the costs of your pre-licensing classes, the license, and your set-up fees with the company. Then there are the fees that go to the company either on-going or per transaction. These will vary wildly depending on the company that you choose.

Plus you will need to join the board which makes you a member of the National Association of Realtors or NAR. There are on-going fees for that. Plus you join the board to be able to have access to the Multiple Listing Service or MLS. That is another on-going fee. There are on-going continuing education classes required by the state and possibly your broker. You will likely want to do other classes to increase your knowledge too. In addition to the classes, there are accreditations that you can get through NAR. These help you show off to clients.

If you are not making money this could really push you into debt. Knowing upfront what the costs are will help you make the right decision.

Who this is not for?
This is not for someone who is an introvert. If you absolutely don’t want to or can’t deal with people this is not the career for you. I am sure that there are some introverts out there that do this business, but they are the minority. And I would guess that they don’t make as much money as a non-introvert.

Whatever you decide you need to take into account that this can be a very demanding job.
It’s not as simple as taking someone to a house that they like and then getting a check. Also, a very important thing to know is that you can do everything right and then not get paid. Yes, you read that right; you can do everything like you were supposed to and then not make a single dollar.

The situation will vary. It could be that the buyer’s financing falls through just before closing. Another possibility is with bank-owned properties that the bank can decide at the last minute that they want to back out. Their addendum allows for such things. So if you really need to make money this is not like a job with a steady paycheck. This is a business, which you will run like a business and there are no guarantees.

Still thinking about being a Real Estate Agent?
Remember that this is not a business that you can take lightly. There is money to be made in real estate, but it isn’t easy and the money doesn’t usually come fast. There are many different niches within the business that you can find something that is a fit for your personality.

If you are willing to put in the time and learn the right way how to run this as a business you can succeed. Be careful to not be taken in by the potential money that you can make if it really isn’t something that fits you. If you hate people, paperwork, and learning then this is not for you and no amount of money will make it work.

Avoid These Common First-Time Home Buyer Mistakes

Buying a home for the first time can be cumbersome. You’ve never done it before, so it’s normal to feel a bit overwhelmed. Luckily, we’ve pulled together some of the common mistakes first-time home buyers make. Learn from them, and you may have a smoother home buying process.

Forgetting About Costs:
Your mortgage will probably not be the only cost when it comes to buying a home. Smaller costs like property insurance, taxes, electric and water bills, and other fees may start to pile up. Before buying a house, you may need to look further into your savings to figure out if you can pay for all of these additional charges.

Looking for a Home Before the Loan:
Once you find a house and decide to buy it, you don’t want to spend time wondering if you can afford it. Knowing your budget, and that you are a qualified buyer before you begin your search may make the process easier and more efficient. Once you decide that it’s time to buy a home, get pre-approved for a loan.

Not Hiring Professionals:
Moving isn’t as simple as picking up your stuff and renting a van. It takes a village to move into a new neighborhood. Your team can only be as good as your weakest link, so you may want to ensure that you have only the best players. Get your home buying team in place before starting the search.

Being Too Picky:
There’s nothing wrong with knowing what you want when it comes to buying a home. But if your “must-have” list gets too long and too specific, you may end up looking for your perfect house for a very long time. Also, remember that you can make changes once you move in. It may be wise to take the time to figure out what you really need versus what you want. If you are unsure where to start, our checklist may help!

Lacking Vision:
Some of the open houses you attend may not look move-in ready. But plenty of homes have hidden potential. When you look for a home, try to look past the 70’s shag rugs and lava lamps. Imagine what the home will look like after you’ve moved in with all of your own belongings, or try to envision the structure of the home without the stuff inside it. This will be an important skill, especially if you’re looking to buy a fixer-upper as your first home.

Ignoring the Future:
If you plan on living in this house for a long time, you may want to think ahead. You may decide to have kids in a few years, and then you’ll have to worry about another set of questions. Will there be enough bedrooms? Is the house located in a good school district? These may be things to think about when buying your home.

So whether you’re just starting to think about buying your first home, or you’ve already spent some time looking, there may be a lot to learn from this list of mistakes.

First-Time Home Buyer? Read This First

It’s Free To Hire A Buyers Agent

free to hire

Buying a home for the first time. First thing first, one of the most obvious reasons to hire a buyers agent when buying a house is that it’s free. There are very few circumstances where it costs money to hire a buyers agent. It’s an obvious reason why you should hire a professional to represent your best interests in the purchase of a house. It’s vital, however, that you don’t just hire any buyers agent. There are certain things you should expect from a real estate agent when buying a house.
It’s highly suggested as you think about hiring a buyers agent that you keep in mind they’re protecting your best interests during one of the biggest transactions you’ll ever take part in.

Looking for an agent?

About Home Buying Without an Agent

Home buying without an agent is not necessarily your best option. For first-time home buyers have generally engaged in some other business apart from real estate, so they tend to know very little about real estate. Most experienced real estate agents are in the business full-time, so they acquire knowledge every single day. The business of buying a home is complicated, filled with paperwork; it requires expert negotiations and there are often small problems which, if left undetected, can easily blow up into proportions so huge that your entire transaction could be placed into jeopardy.
My advice for first-time home buyers is to hire a buyer's agent to work for you. In almost every instance, the seller pays the fee for your buyer's agent, so it costs you nothing extra. But for crying out loud, make sure you hire an experienced agent.

A Buyers Agent Understands The Local Real Estate Market

coins 1015125 1920

Each and every real estate market is different. Real estate markets can differ from town to town and even neighborhood to neighborhood. It’s extremely important when buying a house that you understand the local market. It’s highly recommended as you hire a buyers agent that you make sure they have experience selling houses in the area. Hiring a real estate agent who doesn’t have an understanding of the local real estate market can cost you thousands of dollars should you make an offer that isn’t inline with local house values.

A Buyers Agent Will Be Your Negotiator

consulting 2204253 1920
A huge benefit that you’ll receive when you hire a buyers agent is that they’re negotiating on your behalf. For example, if you’re attempting to purchase an overpriced house, your buyers agent needs to know what it takes to purchase an overpriced house. If you don’t hire a buyers agent, you’ll be required to do the negotiations by yourself. In the example of buying an overpriced house, there is a good chance that the majority of buyers don’t know how to make an offer on an overpriced house.

A Buyers Agent Will Know How To Write Real Estate Contracts

laptop 3196481 1920

Even if you’re buying your tenth house, it’s unlikely you’re familiar enough to navigate a real estate contract. When you hire a buyers agent when buying a house, you’re hiring a professional who knows the ins and outs of real estate contracts. There are many parts to a real estate contract and having an experienced professional to guide you through the contract is vital. In addition to the important aspects within a real estate contract, an experienced buyers agent will know how to write a contract that presents you in the best possible way in the eyes of a seller.

3Tips Bigger Room

3Tips to make your room look bigger

There are 3 tips to make your room look bigger.

3Tips Bigger Room

1-Store items under the bed.
The space under the bed is an ideal storage area that you don’t want
to waste. You could use cubbies, baskets, or bags to stash bed linens and other non-essentials,
but drawers are perhaps the quickest and easiest way to access this space and keep it tidy.
Some beds come with built-in storage, or you could make your own from repurposed dresser drawers.

2-Stay Out Of Middle Zone
Leave space above hanging art to give the illusion of a taller wall. However,
if you have shelves or other storage, keep it closer to the ceiling to draw the eye upwards.
The easiest way to do this is by breaking your wall into thirds, instead of halves.
The hanging art should live closer to the lower third and any shelves or storage closer
to the upper third. Each has a heightening effect. This bedroom image uses the low shelf
and low hanging photo, leaving much more space above.

3-Paint Light Colors
As opposed to dark colors that absorb light, lighter and softer colors reflect the light,
which will help your room seem brighter and roomier.
Using light colors like whites and pastels gives your walls a makeover that open up the space.
This tip applies to both the paint colors you choose for your walls as well as your furniture and decor!

5 Simple Tips for moving home

boxes 2624231 1920

We know that getting everything you own from one place to another can be one of the most stressful parts of moving. Good thing we have gathered these 5 simple tips for you. Congrats on your new home! Now you just have to figure out how you’re going to pack and move everything to your new home.

1 -Book your removal van in advance
Removal companies get busy, particularly during the holidays, so you need to book them at least 3 days or a week in advance.
This also allows you to get ready ahead of time, and it also allows a representative from the company to view your property to give you an accurate quote. In addition, you can find out what the removal company will do for you, such as packing, carrying and so on- definitely worth looking into if you’re moving heavy items.

2- Mark out zones for rubbish
Particularly when it comes to clothing, it’s easy to accidentally throw out the wrong items if everything is in black bin liners. This means you need to mark out clear zones for rubbish, recycling and items that need to go to a charity shop before you start. Even better, use different colors of bag for rubbish and charity shop items so that you can see at a glance what needs to go where.

3- Use small boxes for heavy items.
simple moving and packing tip: pack books in a small box. It sounds obvious, but if you’ve ever known the struggle that is carrying a large cardboard box stuffed full of college textbooks across a parking lot, then you also know this advice cannot be overstated.
Fill your small boxes with heavier items and use large boxes for light things like decorative pillows, towels, and linens.

4- Defrost your fridge at least one day before you move.
Defrost fridge before moving to a new home. Who wants to wake up to a grungy, mildewy fridge in their new home?
No one. No one at all! Take time to thoroughly clean your fridge and wipe away all the liquid before you haul it to your new home.

5- Cleaning
Whether you’re leaving rented accommodation or a previously owned property, you’re going to want to leave it in a good, clean condition. If you don’t clean your rented property, you may not get your deposit back in full, and if you have sold your property and leave it in a state, your buyers may complain or ask for the cost of professional cleaning.
The more time you give yourself, the less time will be spent furiously cleaning on moving day. If you’re particularly busy,
you could hire a professional to clean once your boxes are all out of the way, which will be easier than trying to clean around items.

After suffering during the 2008-2009 global financial crisis, the Kingdom’s real estate sector has since shown strong growth.

Cambodian Valuers and Estate Agents Association (CVEA) president Chrek Soknim, who took office on January 1 this year, was interviewed on Sunday by The Post’s Hin Pisei about the state of the Kingdom’s real estate sector, his expectations for this year, as well as his plans for CVEA.

How has the real estate sector in Cambodia developed in recent years?

Political stability, economic growth and rising foreign direct investment, as well as support from the banking sector, have boosted the real estate sector in Cambodia every year over the last three to four years, and real estate prices have increased about 15 per cent annually on average.

Prices last year increased between 10 and 15 per cent compared to 2017. Land prices climbed around 20 per cent, while the price of houses and commercial buildings grew by around 10 per cent.

Currently, which locations are seeing the highest prices in Cambodia?

Phnom Penh’s Boeung Keng Kang I still has the highest prices, with land prices starting at more than $4,500 per sqm. Apart from the

capital, the next locations with the highest prices are Preah Sihanouk, Siem Reap and Kampot provinces.

Which locations have experienced the fastest price spikes and why?

Preah Sihanouk province’s property prices have experienced the fastest growth in Cambodia over the last couple of years. In some places, prices more than doubled in a year.

The increase in land prices at the time was caused by such things as the expansion of the deep sea port, the increase in investment in Sihanoukville Special Economic Zone and an influx of Chinese tourists and investors that heightened the demand for land to construct hotels, casinos, restaurants, residences and entertainment districts.

Currently, the locations seeing the fastest rise in real estate prices after Preah Sihanouk province are Kampot province and Banteay Meanchey province’s Poipet town.

What do you think about the real estate market this year?

The real estate market this year will continue to be strong, especially on the outskirts of the capital and other coastal and border provinces. Real estate prices will increase 15 per cent on average.

As for Preah Sihanouk province, because last year saw a high rate, which was above the forecast, I think that the growth rate this year will steady. The trend of price increases will turn to the neighbouring provinces.

What do you think about the property market in Cambodia over the next five years?

I think that from now until 2023, Cambodia’s real estate sector will remain healthy. Looking at Cambodia’s political situation and economic growth, they are still going on strong.

According to research, the real estate cycle normally progresses for a 30-year period before it faces a crisis and it has only been 11 years since the 2008 crisis, so the sector will not see any problems yet. I am still optimistic about the market beyond 2023.

How has the use of services from licensed real estate companies and professionals for buying and selling properties progressed?

I notice that the use of services from licensed real estate companies or professionals in Cambodia is still limited because most of them are active in urban areas where there is a lot of buying and selling. We want everyone to understand the benefits of buying and selling property through a licensed professional or company. Transactions and property rentals that do not go through a specialised company tend to see a lot of problems.

As CVEA president, what kind of strategies do you have to help keep the real estate market strong in Cambodia?

CVEA currently has 90 member companies. I have a lot of plans to jointly promote the real estate sector image in Cambodia with the government, including giving advice and solving members’ issues, communicating with experts in the association and conducting more training in the real estate sector.
